Informal discussions with Prof. Francois Viruly revealed that people were fed up with the distances they have to travel to work or school, which pointed us in the direction of a "Live - Work - Play" scenario. We subsequently showed our plan to Ian Fife (Financial Mail's foremost expert on property) who was, frankly, not in the least impressed by it. On being asked what would impress him, he responded: "Mixed use"! At that point, we knew that we could not create yet another one of the "normal" types of suburbs we saw all around us. Sieg Schmidt from the architectural school of the Tshwane University of Technology translated Ian Fife's "mixed use" into the concept of "New Urbanism". In Dennis Moss we found a thorough understanding of "New Urbanism" and he guided us towards a "common sense" understanding of the underlying rules, which makes for good "place making". Our vocabulary grew to include phrases such as "sense of place", "life takes place in the street", "integrated bridging", "critical regionalism", "the next man", "dwelling poetically" , "axis", "institutional buildings" and many more. Phase 1A reflects this in its streets and squares. After taking a principled stance on our development, we had our plans amended to reflect the basic "New Urbanism". This added another year and a half to rolling out, which, in more than one way, led to us missing the easy market of 2004 and 2005. Heritage Hill then became an "urb" (a village) in its own right, rather than the sub-"urbs" we had gotten so used to - much to our own detriment. Pierre Swanepoel brought space syntax as well as Oxford's public fronts and private backs to us and his wife Sonja, our riparian corridors - all of which makes perfect sense once understood.
